What the Green Line Metro Covers and Why It Matters for Renters

The Green Line runs in two sections that meet at Majestic (Krantivira Sangolli Rayanna Station), which also interchanges with the Purple Line.

The north section goes from Nagasandra through Peenya, Yeshwanthpur, Sandal Soap Factory, Rajajinagar, Mahakavi Kuvempu Road (Malleswaram area), and Mantri Square Sampige Road before reaching Majestic. The south section continues from Majestic through National College, Lalbagh, South End Circle, Jayanagar, Rashtreeya Vidyalaya Road, Banashankari, Jaya Prakash Nagar, Puttenahalli, and terminates at Yelachenahalli.

For renters, the Green Line matters for three reasons:

  • BWSSB Cauvery coverage is the best on this corridor. Most Green Line residential pockets - Rajajinagar, Malleswaram, Jayanagar, Banashankari - have reliable piped Cauvery supply. This is a genuine advantage over east and south-east Bangalore where borewell and tanker dependence is common and adds Rs 500-Rs 1,500/month to household costs.
  • Established residential stock. The corridor passes through older apartment buildings and standalones where landlords often have more negotiating room on deposit, especially if you bring strong documentation.
  • Majestic interchange for the Purple Line. Indiranagar, Koramangala (via Jayadeva), Whitefield, and KR Puram are all reachable by switching at Majestic - no road segment required.

North Zone: Nagasandra to Majestic - Localities and Rent Ranges

The north section of the Green Line is the most affordable stretch and the most industrial at its far end. Here is how each pocket breaks down for renters in 2026:

Nagasandra, Dasarahalli, Jalahalli (far north, 1BHK Rs 7,000-Rs 18,000): The outermost stations. Renters here are typically industrial workers, families prioritising affordability, or those commuting to Peenya MIDC. Water supply is mixed - some pockets have BWSSB coverage, others rely on borewell. Bachelor acceptance is generally open. Not the first choice for professionals commuting to the CBD unless the metro meaningfully cuts journey time.

Peenya (1BHK Rs 9,000-Rs 20,000, 2BHK Rs 15,000-Rs 32,000): A large residential pocket around the station. Industrial-adjacent but well-connected. A flat within 500 m of Peenya station puts Yeshwanthpur 6-8 minutes away and Majestic about 20-25 minutes by metro.

Sandal Soap Factory / Mahalakshmi (1BHK Rs 14,000-Rs 26,000): The transition zone between Yeshwanthpur and Rajajinagar. Older residential lanes and a few newer apartment buildings. BWSSB coverage is generally good. A legitimate alternative for renters who want Rajajinagar proximity at slightly lower rents.

Established west Bangalore area, strong BWSSB Cauvery supply, active RWAs with NOC and migration fee norms, some bachelor restrictions in older societies. Rajajinagar metro station puts MG Road 20-30 minutes away.

Mahakavi Kuvempu Road / Mantri Square Sampige Road (Malleswaram area) (1BHK Rs 16,000-Rs 35,000, 2BHK Rs 28,000-Rs 65,000): Malleswaram is one of Bangalore's most established and most family-oriented neighbourhoods. South Zone: Majestic to Yelachenahalli - Localities and Rent Ranges

The south section is the more residential half of the Green Line, with established family localities dominating the middle stations and more affordable options at the southern end.

National College / Lalbagh (1BHK Rs 15,000-Rs 28,000, 2BHK Rs 25,000-Rs 50,000): Close to Lalbagh Botanical Garden and Basavanagudi. Older Bangalore character with good social infrastructure. BWSSB water is reliable in established pockets. Covered partly in the Basavanagudi guide.

South End Circle (1BHK Rs 15,000-Rs 30,000, 2BHK Rs 28,000-Rs 55,000): The South End Circle station connects the Green Line to the Basavanagudi and Jayanagar boundary. Slightly lower entry prices than Jayanagar proper, useful for those whose workplace is anywhere along the Green Line south.

One of Bangalore's best-connected south localities for metro users: the 4th Block Jayanagar station is central and well-designed. Strong BWSSB coverage, active RWAs, occasional bachelor restrictions in older complexes.

Rashtreeya Vidyalaya Road (1BHK Rs 14,000-Rs 28,000, 2BHK Rs 24,000-Rs 52,000): The station serves the Banashankari-Jayanagar border. A useful option for renters who want south corridor access at slightly lower rents than Jayanagar proper.

Banashankari (1BHK Rs 13,000-Rs 26,000, 2BHK Rs 20,000-Rs 45,000): Covered in the Banashankari guide. Five stages, each with distinct character. Good BWSSB coverage in established 1st and 2nd Stage areas. Excellent bus connectivity at Banashankari station to Kengeri (Purple Line), Mysore Road, and Bannerghatta Road. Bachelor restrictions are moderate in this zone.

Puttenahalli / Yelachenahalli (1BHK Rs 10,000-Rs 20,000, 2BHK Rs 16,000-Rs 32,000): The southernmost stations. Rents are the lowest on the south section. Good option for those prioritising metro access on a tight budget. Slightly further from social infrastructure than JP Nagar or Banashankari.

Green Line Commute Reality: What the Metro Actually Delivers

The Green Line delivers well on Majestic-bound commutes and for Purple Line transfers at the interchange. These are approximate metro journey times at peak hour, including a 5-minute walk to the departure station:

One practical caveat: last-mile from Majestic to your actual workplace adds time. If your office is in Indiranagar, MG Road, or Whitefield, add another 20-45 minutes by Purple Line or auto. The Green Line's real commute value is for offices at or near Majestic, or in the residential pockets along the corridor itself - not for cross-city commutes.

Bangalore's 8-10 Month Deposit Reality on the Green Line

Karnataka has not adopted the Model Tenancy Act 2021, so the 2-month deposit cap does not apply. Local norms continue to govern, and on the Green Line those norms vary by locality:

  • Malleswaram and Jayanagar: expect 10 months. Sustained demand and low vacancy mean landlords have little reason to negotiate. Budget the full amount before beginning your search in these pockets.
  • Peenya and Yeshwanthpur: 6-8 months common, negotiable. Older stock and more frequent vacancy means a strong documentation package can bring deposit down 1-2 months. Company ID, salary slips, and 3 months of bank statements are the minimum to have ready.
  • Banashankari and JP Nagar: room to negotiate. Supply is higher and landlords face competition. Presenting documentation upfront rather than after negotiation is the most effective lever.
  • No Karnataka law caps the deposit. Negotiation is legitimate and common. What is not legitimate: deducting from the deposit at vacancy without mutual written agreement and receipts at the time of handover.

RWA and Society Rules to Check Before You Sign

The Green Line passes through some of Bangalore's most active RWA territories, particularly in Rajajinagar, Malleswaram, Jayanagar, and Banashankari. Before signing any agreement:

  • NOC from building owner or society. Many RWAs on this corridor require a written no-objection certificate from the building owner before a tenant can move in. Confirm with the landlord whether the society requires one and collect it in writing before paying any deposit.
  • Migration or entry fee. Some societies charge a one-time migration fee of Rs 1,000-Rs 5,000 per new occupant. Confirm who bears this - ideally the landlord - and get a receipt if you pay it.
  • Maintenance hike rules. RWAs can only revise maintenance charges at a General Body Meeting with proper notice. A landlord cannot pass on an informal maintenance hike mid-tenancy without a documented GBM resolution. Know this before signing any agreement with an open-ended maintenance clause.
  • Occupancy limits. A minority of older co-operative societies on the Green Line corridor have per-flat occupancy caps. If you are three or more adults moving into a 1BHK, confirm there is no such restriction in writing.
  • Parking registration. In gated communities, vehicle parking requires prior registration with the society office. Budget time and possibly a sticker fee for this at move-in.

Five Red Flags for Green Line Flat Hunters

  • Vague water supply answer. "Borewell but adequate supply" on the Green Line is a warning sign. Most established Green Line pockets have BWSSB Cauvery access. If a landlord cannot confirm the water source clearly, visit during morning hours and check the overhead tank and supply schedule yourself.
  • No written NOC from the building owner. Verbal assurance that the society allows tenants is not enough. Collect the NOC in writing before paying any deposit. An NOC that appears after you have already paid is no protection at all.
  • Society migration fee in cash with no receipt. Any payment - even small ones - should come with a dated receipt on society letterhead. Cash without receipt creates no paper trail if a dispute arises.
  • Oral promises about repairs before move-in. If a landlord says "we will fix the geyser / paint the walls / repair the loft before you move in," get it written into the agreement or in a WhatsApp message at minimum. Verbal repair promises before possession rarely survive move-in day.
  • Deposit demanded in cash above Rs 2 lakh. Cash transactions above Rs 2 lakh are not legal under Section 269ST of the Income Tax Act. If a landlord insists on cash deposit above this limit, walk away.

Finding a Flat on the Green Line Without a Broker

Most landlords along this corridor still list through brokers by default - not because brokers deliver better tenants, but because direct listing platforms were not practical until recently. That has changed. The approach that works without a broker:
