  8. Check for pre-existing damage. Do a room-by-room walkthrough with the landlord before signing, photograph all existing damage, and ensure it is documented in a move-in inventory annexure attached to the agreement.
  9. Confirm deposit return terms. The agreement should specify the number of days for deposit return after handover and the deduction conditions. Vague language costs you money at move-out.
  10. Get the rent agreement registered or e-stamped. An unregistered agreement is still enforceable under Bharatiya Sakshya Adhiniyam 2023, but a registered or properly e-stamped agreement protects both parties more cleanly. Ask for it.
